Every October, something shifts along Florida's Gulf Coast. The humidity breaks, the lanai doors open, and the first wave of seasonal residents starts scrolling listings from Chicago, Toronto, and New Jersey. If you've been thinking about selling in Sarasota, Lakewood Ranch, Venice, Wellen Park, Parrish, North Port, Port Charlotte, or Bradenton, the next 60 days may be the best window of the year to put your home in front of motivated buyers.
I'm Nazar Bas, a Realtor with Coldwell Banker Realty at the St. Armands Circle office and a CRS (Certified Residential Specialist) designee. After more than 150 transactions, here is what I tell sellers who ask whether now is the right time, and how to make the most of it.
Why Fall Is a Strong Selling Window on the Gulf Coast
Buyer traffic here follows the calendar. Snowbirds, relocating retirees, and second-home shoppers tend to start touring in the fall so they can close before, or shortly after, they arrive for the winter. Sellers who list in October and November get seen by both the year-round local buyers and this seasonal wave, while competition from other listings is often thinner than it will be in the spring.
The latest local numbers support a seller-friendlier tone than we saw a year ago. According to the Realtors Association of Sarasota and Manatee's July 2026 data (reported by Sarasota Magazine):
- Sarasota County single-family homes: median price of $493,500 (up 5% year over year), 3.9 months of supply (down from 5.6), and sellers receiving 94.2% of asking price (up from 91%).
- Manatee County single-family homes: median price of $495,000, 4.1 months of supply (down from 4.8), and sellers receiving 95.2% of asking.
- Days to contract: about 52 days in Sarasota County and 50 in Manatee County, both faster than last year.
Inventory is tightening, buyers are paying closer to asking price, and homes are moving faster. That doesn't mean any home sells itself, though. It means well-prepared, well-priced homes are rewarded.
A Note for Condo Owners
The condo picture is different. In July, Sarasota County condos and townhomes had a median price of $340,000 (up 13.3%) but 5.6 months of supply and 92 days to contract. Manatee County condos had a median of $313,950 (down 1.9%) and 70 days to contract. Florida's newer condo-safety and reserve requirements are making buyers more careful, so if you own a condo, be ready with your association's financials and inspection documents. A buyer who can see the paperwork up front is a buyer who stays in the deal.
Step 1: Price It Where the Buyers Are
Overpricing is the most expensive mistake a seller can make. Homes that sit past the first two weeks often end up selling for less than if they'd been priced correctly from day one, because buyers start asking what's wrong with it.
A proper pricing strategy looks at recently closed sales (not just active listings) in your specific neighborhood, adjusts for condition, lot, pool, and view, and accounts for what the seasonal buyer values. A pool-and-lanai home in Venice is judged differently than a newer-construction home in Wellen Park or Lakewood Ranch, even at the same price point. This is exactly where local experience pays off.
Step 2: Stage for the Photos and the Walk-Through
Most buyers see your home online first. The National Association of Realtors' staging survey found that 19% of listing agents saw staging "greatly" reduce time on market and another 30% saw a slight reduction, while only 4% said it increased days on market. About 30% of agents reported a 1-10% increase in offer value on staged homes. The median professional staging service runs around $1,500 and agents' own staging about $500 (NAR).
The rooms that matter most, in order: the living room, primary bedroom, kitchen, dining room, and outdoor spaces. On the Gulf Coast, that last one is huge. Your lanai, pool deck, and outdoor seating are a major selling point for buyers escaping winter, so treat them like a room:
- Pressure-wash the lanai, driveway, and pool cage; clean the screens.
- Arrange seating to show how people would actually use the space.
- Make sure landscaping is trimmed and mulched. Curb appeal in Florida is tropical, tidy, and green.
- Clear the counters and closets. Pack away half of what you think you can live without.
Step 3: Fix What a Florida Inspector Will Flag
Florida buyers, and their insurance agents, care about a few things in particular. Getting ahead of them keeps surprises out of negotiations:
- Roof age and condition. Insurers scrutinize roofs closely. Gather permits, repair records, and any warranty.
- A/C system age. Service records go a long way.
- Wind mitigation and four-point documentation. Having these ready can speed up a buyer's insurance quote.
- Water stains and caulking. Small visible issues make buyers imagine big hidden ones.
Step 4: Make It Easy for Seasonal and Out-of-State Buyers
Many of the buyers I work with are touring on short trips or from afar. Professional photography, a video walkthrough, and a floor plan help them narrow their list before they ever book a flight. Flexible showing times and clear communication matter, too. Remote closings, e-signatures, and mobile notaries mean a buyer in another state can close without being here, so don't dismiss an out-of-state offer.
Neighborhood Notes: Who's Looking Where
- Sarasota and St. Armands area: culture, beaches, and walkability draw second-home buyers and downsizers.
- Lakewood Ranch and Parrish: newer construction, community amenities, and top-rated schools attract families and active retirees.
- Wellen Park and North Port: newer homes, golf, and relative affordability attract buyers moving down from the Northeast and Midwest.
- Venice: a small-town feel and easy beach access remain evergreen draws for retirees.
- Port Charlotte and Bradenton: value, waterfront access, and boating bring in budget-conscious and lifestyle buyers.
Knowing which buyer is most likely to fall in love with your home shapes everything from the listing photos to the price.
The Relationship Behind the Sale
Selling a home is rarely just a transaction. It's where your kids grew up, where you hosted holidays, or a place that served you well for a decade. My approach is to listen first: what do you want your next chapter to look like, and how do we get you there with the least stress? I speak English, Ukrainian, Polish, and Russian, which helps many families I work with feel comfortable and understood through every step of the process.
