Hurricane Season Home Prep Checklist for Sarasota, Bradenton & Port Charlotte Homeowners

We're in the thick of hurricane season here on the Gulf Coast, and whether you've lived in Florida for twenty years or just closed on your first home in Lakewood Ranch or Port Charlotte this year, late summer is exactly the right time to make sure your home — and your paperwork — are actually ready. This isn't meant to be alarmist; it's the same practical checklist I share with my own clients every year.

Before a Storm Is Even Forecast

Know your home's specifics. Roof age, roof type, window protection (impact glass versus shutters versus none), and your home's elevation and flood zone all matter — not just for safety, but because they directly affect your insurance premium. I've spent a lot of time recently helping clients in Port Charlotte and elsewhere actually understand their homeowners insurance quotes line by line, and wind mitigation features are consistently the biggest lever for lowering your premium.

Review your insurance annually, not just at renewal. Florida's insurance market has been anything but static the last few years. If you haven't had a wind mitigation inspection done, it's worth the relatively small cost — it can meaningfully reduce your premium if your roof and openings qualify.

Document your home now, while nothing is happening. Walk through every room and take video, open closets and cabinets, and get the exterior and roof too. Store it somewhere off-site (cloud storage, not just your phone) so you have a clear "before" record if you ever need to file a claim.

When a Storm Is in the Forecast

Trim trees and remove dead branches well before a storm is imminent — not the day before, when every landscaper in the county is already booked solid. Clear gutters and downspouts so water can actually drain. Bring in or secure outdoor furniture, potted plants, and anything that can become a projectile in high winds. If you have shutters, know exactly how they go up and confirm you have all the hardware — the week of a storm is the wrong time to discover a missing panel.

For garage doors specifically: an older, non-wind-rated garage door is one of the most common failure points in a storm, since a garage door failure can lead to pressure differentials that damage the whole roof structure. The Paperwork Side Most People Forget

Keep copies of your insurance policy, ID, and key documents in a waterproof bag or accessible digital folder. If you're a landlord or manage rental property — something I do myself — make sure your tenants know the evacuation plan for the property and that lease language around storm-related issues is clear before hurricane season, not during it.

A Word for Recent Relocation Buyers

If you moved here in the last year or two — and I work with a lot of clients doing exactly that, including many from the Northeast, Midwest, and Ukrainian-, Russian-, and Polish-speaking communities — hurricane prep can feel like a completely foreign exercise, because for most of the country, it is. There's no shame in asking basic questions. I'd rather you ask me directly than guess.

After the Storm Passes

Photograph any damage before you touch anything, contact your insurance company promptly, and be wary of unlicensed contractors going door-to-door in storm-affected neighborhoods — unfortunately a real pattern after every major storm in Florida. If you're unsure whether damage is significant enough to file a claim, it's worth a conversation before you decide either way.
